Contract Term - and short term visas

The usual contract length in Japan is two years.

If you arrive in Japan with a 90-day tourist visa, you will not be able to secure a long-term rental property.

Early Termination

Contracts sometimes stipulate a minimum running period of 6 months. Generally, they can be terminated early without penalties with a one-month notice.

Extension

After a contract expires, you often have to pay a renewal fee equal to one month’s worth of rent to extend it.
